<br />-3- <br /> <br />Discussion <br /> <br />Mr. Kugler first indicated that he did not feel the easement would be a <br />problem since he was totally confident that the easement had been released. <br />Secondly, he pointed out that subsequent to his having submitted the plans, <br />he had deciced that it would be beneficial to him to construct an additional <br />two car garage on the east end of the proposed structure. He was, therefore, <br />requesting that this be considered by the Commission as well. <br /> <br />Mr. Mastel inquired as to why the previously approved garages had not been <br />constructed. <br /> <br />Mr. Kugler indicated that at the time he could not afford it but that now he <br />was planning several improvements to the property, one of which was garages. <br /> <br />Mrs. Dressler asked what would happen to the 2 feet immediately behind the <br />garages. <br /> <br />Mr. Kugler indicated that he had no definite plans at this time since it was <br />an alley-way back in that area. <br /> <br />Mr. Rukavina asked if the applicant had any particular objections to bricking <br />the east and west side of the garages. <br /> <br />Mr. Kugler indicated that he did not think this would be necessary and that <br />the concrete block would be painted. <br /> <br />Mr. Matson asked what would be the visual effect of the garages to those persons <br />living in the apartment building on that site. <br /> <br />Mr. Kugler indicated that he felt this would be an improvement to the view <br />there since the current view was the back of the shopping center, which was <br />not in very good shape. <br /> <br />Recommendation <br /> <br />Mr. Rukavina moved and Mrs. Cushing seconded, that the William Kugler request <br />for variance to rear yard setback at 1144 Dionne be recommended for approval by <br />the City Council as proposed, including the additional 24 foot garage with the <br />following conditions: <br /> <br />1. That the north, east and west side of the garages be faced with brick. <br />2. That all exterior storage be removed from the site. <br />3. That the 2 feet immediately behind the garages be black-topped. <br />4. That the existing fence along the south property line be placed in <br />a state of good repair. <br /> <br />Roll Call, Ayes: Cushing, Dressler, Mastel, Matson, Miller, Rukavina and <br />Johnson. Nays: None. <br />
