-4-

Planning File 1334 - Metz Baking Company request for rezoning from B-3 to
I-l at 2745 Long Lake Road

Presentation

Mr. Dahlgren indicated the Metz Baking Company had purchased property and
building from Kennedy-Cohen in 1979. At that time the City had rezoned the
property for Metz from B-3 to I-1, except the easterly 160 feet. Metz now
proposes to expand the plant by adding a local truck distribution and loading
facility to extend easterly on the property to a point 75 feet beyond the ind-
ustrial zoning line established in 1979. Attached to the truck loading facility
would be a retail store for selling of excess baking products to the general
public. The retail store would be located on the B-3 zoned property.

Mr. John Daubney, attorney representing Metz Bakery, reviewed the history of
the previous rezoning request and the present proposal.

Mr. Ed Borsak, Metz Vice President of Operations, indicated the development
would be constructed as shown on the plans.

Recommenda t i on

Mr. Mastel moved and Mr. Rukavina seconded, that the Commission recommend
approval of Metz Baking Company's request for rezoning from B-3 to 1-1 at 2745
Long Lake Road. Roll Call, Ayes: Moeller, Rukavina, Cushing, Dressler, Mastel,
Matson and Johnson. Nays: None.

Planning File 1335 - Fitness and Weight Training, Inc. request for variance
to Sign Ordinance at 700 West County Road B

Presentation

Mr. Dahlgren indicated the applicant proposes to install a roof sign on the
B-Da1e Shopping Center. There are currently roof signs installed on all the
other businesses in the strip center. Mr. Dahlgren indicated the placing of
the new sign in line with the others would probably look better than leaving
the gap that now exists above the store.

Mr. Steve Engstrom, representing Fitness & Weight Training, Inc., indicated
their business is a retail store of physical fitness equ, ipment.

Discussion

Mr. Joe Doyle, 693 Eldridge, who resides to the south of the shopping center,
asked if the sign would rotate.

Mr. Engstrom responded that it would not.

Mr. Doyle indicated there had been a rotating sign on the center at one time and
that it had been very distrubing during the evening hours. He was not opposed to
a sign where the light was visible only from the front of the shopping center.
