<br />-5- <br /> <br />Recommendation <br /> <br />Mr. Rukavina moved and Mrs. Cushing seconded, that the Commission recommend <br />approval of Fitness & Weight Trainin~, Inc. request for variance to sign <br />ordinance at 700 West County Road B, with the following conditions: <br /> <br />1. That the light from the sign be visible to the front only (north) of the <br />shopping center. <br /> <br />2. That the sign shall fill the entire space between the existing signs. <br /> <br />Roll Call, Ayes: Moeller, Rukavina, Cushing, Dressler, Mastel, Matson and <br />Johnson. Nays: None. <br /> <br />Planning File 1336 - Donald Rue request for division of lot and variance to <br />front and side yard setback and density requirements at <br />1948 County Road C <br /> <br />Presentation <br /> <br />Mr. Dahlgren indicated the applicant proposes to divide the lot with the <br />existing building located on the westerly lot and the new building to be <br />constructed on the east lot. The proposed new office warehouse building would <br />be located 10 feet from the easterly side yard property line and the required <br />setback is 20 feet. The proposed floor area ratio is .41 and the maximum floor <br />area ratio in the I-l district for a one story building is .3. Mr. Dahlgren <br />indicated it is proposed to construct the parking lot, in front of the building, <br />to within 20 feet of the property line. The ordinance requires a 40 foot setback <br />for the parking lot. Mr. Dahlgren stated the plan is complete except for final <br />grading, drainage and landscaping plans. <br /> <br />Mr. Bob Pope, architect representing Mr. Rue, indicated that the proposed new <br />lot is very narrow and, therefore, they are requesting the variance to side yard <br />setback. <br /> <br />Discussion <br /> <br />Mr. Rukavina indicated his concern about fire protection for the building and <br />suggested that the building be sprink1ered. <br /> <br />Mr. Rue indicated that more than likely the building would be sprink1ered. <br /> <br />Mr. Honchell indicated the existing building and the proposed new building would <br />share a driveway and suggested that a private easement be provided for the drive <br />along the common property line. <br /> <br />Recommendation <br /> <br />Mr. Mastel moved and Mr. Rukavina seconded, that the Commission recommend <br />approval of Donald Rue1s request for division of lot and variance to front and <br />side yard setback and density requirements at 1948 County Road C with the <br />following conditions: <br />
