Planning Commission Minutes
Wednesday, October 7, 1981
-5-

similar to the way Mr. Cave is proposing a townhouse development off Fairview
Avenue. He felt that Mr. McCarron should give consideration to such a proposal.
Mr. Rukavina indicated he was in agreement with Mr. Johnson. Mr. Moder,
representing the applicant, indicated if there was a possibility that the
Planning Commission would consider a different development, they would be
willing to pursue it.

Mr. McCarron indicated he would favor continuing the application to provide
additional time to review other possible developments.

Recommendation

Mr. Rukavina moved, and Mr. Moeller seconded, that Robert Moder's request for
division of lot at 2130 Dale be continued until the November 4, 1981 Planning
Commission meeting.

Planning File 1342 - Veronica Miller request for division of lot at 2778
LakevifM.

Presentation

Mr. Dahlgren indicated the applicant proposes to create three lots. Two lots
would be between Lakeview Avenue and Victoria Avenue, and the third lot between
Victoria Avenue and Lake Owasso. He indicated that even though Victoria Avenue
splits the property, three lots are being created and, therefore, a plat would
be necessary. Mr. Dahlgren also indicated that additional right-of-way of 30'
on lakeview Avenue and 10' on each side of Victoria would be required. t1r. Richard
Miller, representing the applicant, indicated the purchase agreement for one of
the lots has fallen through, however, they still want to proceed with the division
of the property. Mr. Dahlgren commented perhaps the proposed property line between
Lakeview Avenue and Victoria Avenue could be moved further to the west. Mr.
Miller indicated they had thought about that, and feel that the property line
could be moved 40 or 50' to the west. However, he would like to leave the line
where it is proposed because he is not sure where a new purchaser may want the
property line. Mr. North indicated if the division were approved as requested,
the line could be moved by administrative lot split without going through the
Planning Commission and City Council. Mr. Miller agreed with the dedication
of 30' of right-of-way on lakeview and 10' on both sides of Victoria.

Recommendation

Mr. Matson moved, and Mr. Rukavina seconded, that the Commission recommend
approval of Veronica Miller's proposed land division at 2778 Lakeview with
the condition that 3D' of additional right-of-way be dedicated on lakeview
and 10' of additional right-of-way be dedicated on both sides of Victoria.
Roll call, Ayes: Rukavina, Cushing, Dressler, Mastel, Matson, Moeller, and
Johnson. Nays: None.
