<br />Planning Commission - 1/6/82 <br />-2- <br /> <br />Discussion <br /> <br />Mr. Rukavina asked if trucks would be unloading on the north side of the <br />building. He voiced concern that the Fire Department vehicles have adequate <br />access and egress on all sides of the building. Mr. Krank, Architect rep- <br />resenting Fine Associates, indicated there would be trucks unloading on the <br />north side of the facility, but there would be sufficient room for emergency <br />vehicles to also use the driveway. Mr. Rukavina felt if the fire lane posting <br />was handled carefully, that the driveway would function for emergency vehicles. <br /> <br />Mr. Krank described the site plan for the development. He commented the <br />building would be brick on all sides, and the landscaping plan was of very <br />high quality. All trash will be enclosed. <br /> <br />Mrs. Cushing asked what the retaining wall on the north property line would be <br />like. Mr. Krank stated the wall would be of a textured poured concrete. <br /> <br />Mr. North indicated the published notice for the Fine Associates' application <br />did not include the request for a special use permit for the site plan approval. <br />The City Attorney has indicated that because the same property owners have been <br />notified for the rezoning and variance requests as would be notified for the <br />special use permit, that the Commission could consider the special use permit <br />at this hearing. <br /> <br />Mrs. Dressler asked if the pylon sign for the development would need a variance. <br />Mr. Dahlgren commented the applicant has indicated they will build the pylon <br />sign to conform with the ordinance requirements. <br /> <br />Mr. Moeller asked how high the parapet extended above the roof of the building. <br />Mr. Krank indicated it was just a few inches. Mr. Moeller asked how visible <br />the rooftop equipment would be. Mr. Krank stated all the rooftop equipment <br />would be screened, with screening that will fit in with the architecture of <br />the building. <br /> <br />Recommendation <br /> <br />Mr. Rukavina Moved, and Mr. Matson Seconded, that the Commission recommend <br />approval of Fine Associates' request for rezoning from B-1 to B-l-b, special <br />use permit and variance to setback at 2750 Snelling Avenue Frontage Road East. <br />Roll Call, Ayes: Moeller, Rukavina, Cushing, Dressler, Matson, and Johnson. <br />Nays: None. <br /> <br />Other Business <br /> <br />Mr. Rukavina indicated he has been concerned regarding some areas of the <br />City where there is confusion regarding street names and address numbers. <br />This can cause problems for the emergency services, and he indicated he <br />was going to write a letter to the City Council outlining his concerns. <br />
