Planning Commission Minutes
June 2, 1982
-3-

Mr. Dahlgren indicated the utilities which serve the station cross the shopping
center property, and a cross easement would, therefore, be necessary.

Mr. Dahlgren also suggested the westerly curb cut on Larpenteur be designed to
permit exiting only from the station. This would help to prohibit the use of that
exit as an entrance to the shopping center. Mr. Margolis' attorney expressed
concern about a change in the exiting design because of the snow storage problems
which could be created.

Mr. Matson suggested that perhaps the west exit onto Larpenteur could be signed
for exit only. Mr. Margolis indicated they would be willing to sign the exit.
Mr. Webber indicated the hours of operation would be approximately 6:00 a.m.
to 10:00 p.m.

Mrs. Dressler asked how the proposed plantings will survive during the winter.
Mr. Margolis indicated the plantings had been carefully selected by his landscape
architect.

Mr. Matson suggested the applicant meet with the City Planner to review the design
of the westerly exit onto Larpenteur Avenue.

Recommendation

Mr. Matson Moved and Mr. Mastel Seconded that the Commission recommend approval
of Lexington Holding Company's request for special use permit at 1101 Larpenteur
Avenue with the following conditions:

1) That a cross easement be provided with the Roseville Shopping Center for the
utility services to the station.

2) That the development be constructed in accordance with plans dated June 2, 1982.

Roll Call, Ayes: Dressler, Moeller, Rukavina, Cushing, Mastel, Matson, and Johnson.
Nays: None.

Planning File 1369 - Pontillo's Pizzeria, Inc. request for special use permit at
1905 West Perimeter Drive.

Presentation

Mr. Dahlgren indicated the applicant proposes to construct a pizza restaurant
on the property which is the last available site in the area. Mr. Mick Stenson,
owner of Pontillo's, indicated the hours of operation would be approximately 11:00
a.m. to 11:00 p.m., Monday thru Thursday, and 11:00 a.m. until 1:00 a.m. on Friday
and Saturday.
