-2-

Discussion

Mr. Rukavina cornmented the City Planner suggest in his report that the
special use permit for the truck terminal be held in abeyance until
further information is available about the specific use, and asked Mr.
Regan his feelings on that subject.

Mr. Regan indicated the building is still being used for the storage of
trucks, although not much activity is occurring. He stated the truck
terminal use had not been discontinued; and it was, therefore, his
position that no special use permit was required for the truck terminal
activity.

Mr. Dahlgren commented that it was perhaps a legal question as to whether
or not the reduced use of the terminal would continue the previous special
use in affect.

Mr. Matson asked how much additional snace was available on this site
versus the Partridge Road site.

Mr. Regan indicated the Partridge Road site contained 2.94 acres, with an
irregular shape. This site contains 6.8 acres, and is rectangular; thus
making it much easier for development and to meet the needs of his bus
terminal.

Mr. Matson asked how much space would be left after the bus terminal is
at full use.

Mr. Regan indicated there would be some space left over, but they are
trying to minimize the number of tenants. He stated ideally he would
like to use all of the site for his own use.

Mr. Rukavina questioned whether the special use permit for the truck terminal
was necessary in light of the comments made by Mr. Regan.

Mr. Dahlgren suggested that under the circumstances, the Commission not
consider a special use for the truck terminal; and if it is determined in
the future one is needed, Mr. Regan could then apply.

Mr. Regan indicated his agreement with that approach.

Mr. Drown indicated the construction of the new parking areas will have an
affect on County Ditch No.4. He suggested all areas disturbed by construction
of the parking lot be sodded, rather than seeded to eliminate possible erosion
of the ditch banks. He also suggested a catch basin and underground pipe to
carry the run-off from the six parking spaces to the ditch be constructed.
