<br />-5- <br /> <br />Recommendation <br /> <br />Mastel Moved and Matson Seconded, that the Commission recommend approval of <br />Votel Realty's request for variance to setback for building, parking lot and <br />sign, and variance to number of parking spaces at 1916 Rice, with the following <br />conditions: <br /> <br />1) That a catch basin be installed, connecting to the storm sewer as <br />required by the Public Works Director. <br /> <br />2) That all parking areas be constructed with the required curb. <br /> <br />3) That the final landscape plan be approved by the City Planner. <br /> <br />Roll Call, Ayes: Rukavina, Mastel, Matson, ~1oeller, Dressler, and Johnson. <br />Nays: None. <br /> <br />Planning File 1401 - Don Roberts' request to amend the zoning ordinance by <br />adding health club, physical culture, and health services <br />as a permitted use in the I-I (light industrial) zoning <br />district. <br /> <br />Presentation <br /> <br />Mr. Dahlgren indicated Mr. Roberts owns a building at 2465 North Fairview, <br />in which they propose to add a health club, including a tanning facility; <br />totaling approximately 3,000 sq. ft. <br /> <br />Mr. Dahlgren commented that when the original zoning ordinance was written, <br />health clubs were provided for in the business district, but not included <br />in the industrial districts. He said several communities now provide for <br />health clubs within the industrial district zones. r1r. Dahlgren suggested <br />the Commission may wish to consider adding the use as a special use, rather <br />than a permitted use because of the need to review the parking requirements <br />for this type of use in existing industrial buildings. <br /> <br />Recommendation <br /> <br />Matson Moved and Rukavina Seconded, that the Commission recomnend approval <br />of Donald Roberts' request to amend the zoning ordinance by adding health <br />club, physical culture, and health services as a special use in the I-I <br />(light-industrial) zoning district. <br /> <br />Planning File 1403 - Proposed amendment to Comprehensive Plan by changing <br />area north of County Road B-2, and east of Fairview, <br />from residential to commercial use. <br />
