<br />Planning Commission Minutes <br />-3- <br /> <br />Mr. Dahlgren indicated the property owner to the west of Mrs. Bailey's <br />property has also expressed an interest in dividing her lot. Mr. Dahlgren <br />commented the Ramsey County roadway program calls for an additional 10' of <br />right-of-way on County Road B. <br /> <br />Discussion <br /> <br />Mr. Rukavina asked the applicant if she had a problem with the 10' dedication. <br />Mrs. Bailey responded she didn't think it would be a problem. <br /> <br />Recommendation <br /> <br />Rukavina Moved and Dressler Seconded that Olive Bailey's request for division <br />of lot at 2169 Fulham be approved with the condition that 10' of additional <br />right-of-way be dedicated on County Road B. Roll Call, Ayes: Cushing, <br />Moeller, Rukavina, Dressler, Mastel, Matson, and Johnson. Nays: None. <br /> <br />Planning File 1408 - Dean Westerlund request for variance to building, parking <br />lot, and sign setback at 2201 Lexington. <br /> <br />Presentation <br /> <br />Mr. Dahlgren indicated the applicant proposes to remove the existing house <br />located on the northwest corner of Lexington and Sandhurst Drive, and <br />construct a new office structure of 3,806 sq. ft. The property is <br />presently zoned B-1. <br /> <br />Mr. Dahlgren stated three variances are being requested. 1) A variance for <br />the parking turnaround, which extends to within 7' of the Lexington Avenue <br />property line. The parking lot is set back the required 15'. 2) A variance <br />for the building proposed to be set back 10' from the north property line. <br />20' are required. Mr. Dahlgren indicated this is necessary to provide <br />sufficient space for parking on the south portion of the lot. 3) A variance <br />for the proposed sign to be set back 7' from the Lexington Avenue property <br />line. The required setback is 30'. It is a ground sign 4' x 8" high. <br /> <br />Discussion <br /> <br />Mr. Westerlund indicated the existing house is not in the best of condition, <br />and does not lend itself to remodeling. Therefore, he desires to remove <br />the house and construct a new office facility. <br /> <br />Mr. Rukavina asked if the applicant would be interested in having the Fire <br />Department use the home for training purposes. Mr. Westerlund indicated <br />that would be fine. <br />
