<br />Planning Commission Minutes <br />February 9, 1983 <br />-3- <br /> <br />Mr. John Willmus indicated the office building would have a similar architectural <br />treatment as the remodeled shopping center. He also indicated the underground <br />gas tanks in the existing gas station would be removed before the new building <br />is constructed. <br /> <br />Discussion <br /> <br />Mr. Drown indicated the additional 10' of right-of-way dedication on Hamline <br />Avenue causes some of the existing parking to be on the public right-of-way. <br />He also indicated that sidewalk is shown on Centennial, and a portion of Hamline <br />Avenue on the site plan, but that the Code would require the sidewalk on <br />Centennial, all of Hamline, and Terrace. Mr. Dahlgren suggested that perhaps <br />the sidewalk on Terrace could be constructed when the 10,000 sq. ft. addition <br />is built on the shopping center. <br /> <br />Mr. William Krueger, President of the Hamline House Condominium Association, <br />asked what color the office building would be. Mr. John Willmus indicated <br />the color of the exterior brick would be similar in color to the Hamline <br />House. <br /> <br />Mr. Daubne indicated the building was 72' x 172' in size. <br /> <br />Mr. Don Schandel, resident at Hamline House, commented it appears the new plan <br />will eliminate three drives now serving the gas station. He suggested that <br />with all of the traffic on Hamline, this might cause additional traffic <br />congestion. <br /> <br />Mr. Krueger stated the Hamline House Board of Directors had met on Tuesday <br />evening, and he presented a petition voicing concern about the development, <br />signed by 50 residents. The two predominant concerns of the residents are: <br />1) traffic congestion at the corner of Centennial Drive and Hamline, and <br />2) lack of privacy for residents living directly across from the office <br />building. <br /> <br />Mr. Dahlgren commented that the Hamline House is 3 stories, and that the <br />proposed office building is 2 stories. He suggested that the office building <br />would not detract from the Hamline House Condominium. <br /> <br />Mr. Johnson indicated the proposal is a planned unit development, and therefore, <br />the development must be constructed as shown on the plans. <br /> <br />Mr. Daubne stated the earliest possible start of construction would be June or <br />July. Mr. Matson commended the Hamline House residents for taking an interest, <br />and appearing at the hearing. <br />
