<br />Planning Commission Minutes <br />February 9, 1983 <br />-5- <br /> <br />He stated the college plans to use 10,000 sq. ft. which would provide 52 <br />parking spaces for the school. Mr. Zilman commented that Mr. Vanasse, who <br />owns the office building where the college proposes to locate, also owns <br />the property across the street; and if necessary, there is room in that <br />parking lot for overflow parking. <br /> <br />The school could also require the students to park their cars at Rosedale <br />and ride a bus to the school. In addition, the LaBelle's store has 50 <br />spaces over what they are required, and the school would be willing to <br />work with LaBelle's if a parking problem developed. <br /> <br />Mrs. Dressler asked if the school was anticipating several Roseville residents <br />to attend. Mr. Zilman responded they were certainly hoping that would be the <br />case. Mrs. Dressler suggested the school encourage students to use their <br />bikes, and that the school should provide bike racks. <br /> <br />Mr. Zilman indicated this would be the only school they would have in the <br />metropolitan area, and they would be willing to provide bike racks. <br /> <br />Mr. Leonard Vanasse, owner of the office building, indicated they would have a <br />lease with the college which would provide for review after 3 years. He stated <br />that, as owner of the building, he cannot afford to have a parking problem. <br />There are several other tenants, and parking is required for their needs. <br />He thought the college would be able to provide for their parking needs, and <br />felt that the college should be given a chance to be located in the building. <br /> <br />Mr. Dahlgren suggested that one of the options would be to provide for a review <br />of the parking situation after three years, which would correspond to the lease <br />agreement. <br /> <br />Mrs. Lucille Eng, 2213 Midlothian, inquired which of the buildings the college <br />would be located in, and if there would be evening classes. Mr. Zilman responded <br />it would be located in the north building; and at present, there are no plans for <br />evening classes, but it was a possibility in the future. <br /> <br />Mrs. Eng stated she was concerned the students might park on the residential <br />streets, like Midlothian, and walk across the private property to the school. <br />Mr. Zilman indicated they would take steps to assure that would not happen. <br />Mr. Matson asked how many of the 11 schools presently had evening classes. <br />Mr. Zilman indicated he was aware of one. <br /> <br />Recommendation <br /> <br />Matson Moved, Cushing Seconded, that the Commission recommend approval of Leonard <br />Vanasse's request for special use permit at 1711 County Road B, with the following <br />conditions: <br />
