<br />Planning Commission Minutes <br />June 1, 1983 <br />-2- <br /> <br />The gym's representative indicated the peak load is 30-40 members at one time. <br />This peak occurs in the evening, so that when the parking load is reduced by <br />other occupants of the building site, the gym experiences its peak load. <br /> <br />Mr. Dahlgren indicated there would appear to be more than ample parking on this <br />site to accommodate this use and other normal uses on the site. <br /> <br />Recommendation <br /> <br />Dressler Moved and Berry Seconded that the Planning Commission recommend approval <br />of Roberts Construction's request for special use permit at 2970 Cleveland. <br /> <br />Roll Call, Ayes: Dressler, Berry, Johnson, Moeller, Wiski, and Rukavina. <br />Nays: None. <br /> <br />Planning File 1435 - Harlen Jeppesen request for division of lot at 2203 Victoria. <br /> <br />Presentation <br /> <br />Mr. Dahlgren indicated Mr. Jeppesen proposes to subdivide the westerly 89 feet <br />of his property into a single-family lot, proposed to be sold to a buyer who <br />will build a single-family residence on the property. <br /> <br />The reason the proposed lot is 89 feet in width is because of the existence of a <br />20-foot easement for sewer purposes along the westerly side of the proposed new <br />lot. No portion of the residence can be constructed on the 20-foot easement; thus, <br />the buildable width is reduced by 20 feet on the west, and by a 10-foot side yard <br />setback on the east. The proposed new lot was enlarged to 89 feet so the proposed <br />buyer's house could be built on the lot. <br /> <br />The enlargement of the proposed new lot has left a possible lot of 75.18 feet <br />to the east. Mr. Jeppesen will probably subdivide this lot from his remaining <br />L-shaped lot in the future. Although the City's minimum lot size for interior <br />lots is 85 feet, it has been the consistent practice of the City to allow lots <br />of lesser width, if they are reasonably in scale with previous developments in <br />the neighborhood. Since there are other 75-foot lots in the immediate area of <br />this property, there should not be a problem with the 75-foot lot subdivision <br />in the future. <br /> <br />Recommendation <br /> <br />Wiski Moved and Moeller Seconded that the Planning Commission recommend approval <br />of Harlen Jeppesen's request for division of lot at 2203 Victoria, with the <br />condition the division take place in accordance with the survey dated April <br />20, 1983. <br /> <br />Roll Call, Ayes: Dressler, Berry, Johnson, Moeller, Wiski, and Rukavina. <br />Nays: None. <br />
