<br />Roseville Planning commission Meeting <br />Wednesday, August 3, 1983 <br />-2- <br /> <br />Recommendation <br /> <br />Matson Moved and Berry Seconded that the Planning Commission recommend <br />approval of the special use permit, with the condition that the project <br />be developed in accordance with plans dated 7/8/83; and that the Commission <br />continue action on the sign variance to the next meeting to allow a determin- <br />ation to be made on the need for the variance. <br /> <br />Roll Call, Ayes: Matson, Moeller, Wiski, Berry, Dressler, and Rukavina. Nays: <br />None. <br /> <br />Planning File 1451 - Art Mueller request for preliminary plat and special use <br />permit for PUD at 1995 County Road B. <br /> <br />Presentation <br /> <br />Mr. Dahlgren indicated that Mr. Mueller proposes to construct a 53-unit residential <br />development on a 14.6 acre site located between Gluek Lane and Midland Gove <br />Condominiums. <br /> <br />The northern portion of the site will utilize private access drives to the <br />structures. The applicant has proposed to petition the City for the construction <br />of the street from County Road B to the stub street, westerly of Gluek Lane. <br />This stub street was platted in the early 1950's, but never was constructed. <br />It is important this stub be constructed to provide two means of access to both <br />Gluek Lane and the proposed residential development. <br /> <br />Mr. Dahlgren also indicated there are some unanswered drainage questions which will <br />have to be dealt with before the plan is finalized. <br /> <br />Discussion <br /> <br />Rukavina expressed concern that the house numbering system remain consistent <br />with Roseville's system. <br /> <br />Moeller inquired as to the time schedule for the development. Mr. Mueller explained <br />that the homes would be built on a pre-sold basis only. Construction is planned <br />in 4 or 5 phases over a period of 2-4 years. <br /> <br />Dressler expressed concern regarding the proposed tennis court. <br />should not be included as part of the development. <br /> <br />She felt it <br /> <br />In response to a question from the audience, Mr. Dahlgren explained that the cost <br />of the public street and utilities would be assessed to the developer, who could <br />then pass them onto those who purchase homes in the development. The developer <br />has agreed to pay the costs of constructing the stub street between Gluek Lane <br />and the proposed development. <br />
