The decision on the variance involves a determination of the distance <br />the sign can be placed from the property line to allow adequate visibility <br />without setting a precedent which would be deleterious to the overall aesthetic <br />impact of the future business development in this area. <br /> <br />Mr. Dahlgren indicated the proposed sign is 12 feet high and 10 feet wide. <br /> <br />Mr. Franklin, of Heco, Inc., indicated he feels a 10-foot setback would meet <br />the needs of Heco, Inc. <br /> <br />Discussion <br /> <br />Mr. Matson asked whether the sign would be used for identification or attraction. <br /> <br />Mr. Franklin indicated the sign would be used mainly for identification. <br /> <br />Wiski asked what conditions are required for the Commission to grant a variance. <br /> <br />Mr. Dahlgren indicated the Commission must find that a physical hardship exists <br />which makes it difficult for the applicant to conform to the ordinance. <br /> <br />wiski indicated he felt the building itself draws one to it. The sign <br />provides identification at a sufficient distance with a 30-foot setback. <br /> <br />Recommendation <br /> <br />Moeller Moved and Matson Seconded that the Planning Commission recommend <br />approval of a variance to allow a 20-foot setback for the sign. Roll Call, <br />Ayes: Matson, Moeller, and Rukavina. Nays: Wiski, Johnson, Berry, and <br />Dressler. <br /> <br />Planning File 1460 - Ed Cave and Sons, Inc. request for division of lot at <br />985 Parker. <br /> <br />Presentation <br /> <br />Mr. Dahlgren indicated the applicant proposes to divide the lot to create <br />two single-family home lots. The extension of Burke Avenue has created <br />the frontage necessary for the division. The proposed lots exceed the <br />City's minimum standards. Mr. Dahlgren indicated the division should be <br />subject to the dedication of 30 feet of right-of-way on Burke to allow the <br />City to construct a standard residential street in the future. <br />
