<br />Planning Commission Meeting <br />November 2, 1983 <br />-2- <br /> <br />Mr. Blais also indicated the amount of parking seems adequate to accommodate <br />the school conversion needs. <br /> <br />Discussion <br /> <br />James Andre indicated the appraisal of the property to the west was approximately <br />$37,000, which is a reasonable cost. The City is concerned that the property <br />would, in reality, be more expensive, especially since the property owners would <br />oppose the City's purchase of the land. <br /> <br />In addition to the cost of the land, the acquisition of right-of-way for the <br />road would be expensive, at a cost of $125,000. Given the opposition to and high <br />cost of the access road at this time, there is a need for interim access from the <br />north until access from Cleveland Avenue is provided. <br /> <br />Mr. Andre also indicated presbyterian Homes has proposed that if the land dedicated <br />to the City has not been developed for park use within three years, the land will <br />revert to Presbyterian Homes' ownership. Mr. Andre indicated the City would not <br />agree to this. <br /> <br />Dorette Erickson, of Presbyterian Homes, indicated the future nursing wing, <br />shown on the proposed plan, is only a concept. There has been no detailed <br />planning done regarding the future wing. She also indicated the special use <br />permit application is for conversion of the school building and development of the <br />passive park area. <br /> <br />Matson asked Presbyterian Homes whether their current proposal is the same one <br />presented at the October meeting. <br /> <br />Dr. Hagstrom replied that their proposal is the saI~ as presented at the October <br />meeting. <br /> <br />Rukavina asked whether additional parking would be needed when the western <br />addition is built. <br /> <br />presbyterian Homes indicated the existing parking should be close to accommodating <br />their future needs. <br /> <br />Wiski asked whether the area planned for western expansion could be used instead <br />for the passive park. <br /> <br />Presbyterian Homes responded they need to have room for future expansion of <br />their facilities. <br />
