<br />Planning Commission Meeting <br />November 2, 1983 <br />-4- <br /> <br />Planning File 1465 - American Information Systems request for variance to sign <br />setback at 2000 County Road B-2. <br /> <br />Presentation <br /> <br />Mr. Blais indicated the applicant proposes to construct a sign extending to <br />within 18 feet of the front yard property line. The ordinance requires a 30-foot <br />setback. The proposed sign is 6 feet high, rather than 25 feet high as allowed <br />by ordinance. The area of the signs is 18.5 square feet, rather than the 100 <br />square feet allowed. The existing building is set back 30 feet from the front <br />property line. There is a sidewalk running along the front of the building. <br />The sign is proposed to be placed as close as practical to the sidewalk. <br /> <br />Discussion <br /> <br />Wiski asked the applicant why he is proposing to place the sign in front of <br />the building. <br /> <br />The applicant responded that if the sign was moved to the west to allow a 30-foot <br />setback, it would be hidden by several large trees. <br /> <br />David Drown indicated there is a bridge planned to cross I-35W just west of the <br />subject property. There may be a need to obtain additional right-of-way on <br />County Road B-2 for the bridge approach, depending on the final design of the <br />bridge. Mr. Drown felt that both the Commission and the applicant should be <br />aware that additional right-of-way may be required in the future. Since <br />this is still uncertain, Mr. Drown did not recommend the Commission require <br />dedication of additional right-of-way at this time. <br /> <br />Recommendation <br /> <br />Matson moved and Dressler seconded that the Planning Commission recommend <br />approval of American Information Systems' request for variance to sign setback <br />with the condition that the sign be constructed in accordance with plans <br />dated 9/9/83. Roll Call, Ayes: Berry, !1oeller, Wiski, Dressler, Johnson, <br />Matson, and Rukavina. Nays: None. <br /> <br />Planning File 1446 - Yale Marshall request for preliminary plat at 2120 Cleveland. <br /> <br />Presentation <br /> <br />Mr. Blais indicated the applicant proposes to plat his two-acre parcel into <br />3 lots. Two of these lots will have approximately 13,000 square feet. The <br />third lot will have an area of 66,000 square feet. The problem in attempting <br />to plat the lot in a more orthodox manner is the location of the existing <br />house, and the extreme depth on the northerly two-thirds of the parcel. <br />
