Roll Call, Ayes: Berry,
Moeller, Wiski, Dressler, Johnson, Matson, and Rukavina. Nays: None.

Planning File 1470 - Margolis Brothers Company request for special use permit
at 295 Larpenteur.

Presentation

Mr. Blais indicated the property in question is a 6.5 acre site, zoned
single-family. Several years ago, Margolis Brothers Company was issued
a special use permit for the operation of a landscaping and nursery facility
on the property. The applicant proposes to construct a temporary building
on the site. The building is proposed to be 1,250 square feet in area,
and setback 25 feet from the westerly property line. The ordinance limits
the size of such a building to 500 square feet. The ordinance also requires
a 50-foot setback.

A concern regarding the proposal is that the site will get more commercial.
Mr. Margolis has indicated in the past that the land should be zoned commercial.

Discussion

Mr. Irv Margolis indicated the storage building is needed for security of
equipment.

Rukavina asked whether the building would be used for repair of equipment used

in the company's retail operation.

Mr. Margolis responded that the building would not be used for repair of
retail equipment.

Matson asked what will be stored in the building.

Mr. Margolis indicated tools and small equipment would be stored there.

Matson asked why the building has to be so large.

Mr. Margolis responded that he needs to be able to get equipment inside it for
repair.

Matson asked why the building is proposed to be so close to the west property
line.

Mr. Margolis responded that the westerly edge of the property has the best
screening.
