<br />Planning Commission Minutes <br />-5- <br /> <br />two nearest cars parked north and south have difficulty getting out. <br /> <br />Mr. Dahlgren indicated it would be less than perfect, but workable. <br /> <br />Matson asked whether the three cars on the east would detract from the <br />aesthetics of the sign. <br /> <br />Mr. Dahlgren indicated the applicant may want to move the sign further to the north. <br /> <br />Recommendation <br /> <br />Matson Moved and Dressler Seconded that the Planning Commission recommend <br />approval of Dean Westerlund's request for variances to parking setbacks <br />at 2201 Lexington with the condition that the project be constructed in <br />accordance with plans dated 10/20/83. <br /> <br />Roll Call, Ayes: Dressler, Berry, Matson, Moeller, and Rukavina. Nays: None. <br /> <br />Planning File 1477 - Chris Carlsen request for relocation of dwelling at 2975 <br />Cleveland. <br /> <br />Presentation <br /> <br />Mr. Dahlgren indicated the applicant proposes to move a single-family home <br />to the site at 2975 Cleveland. The proposed siting of the home on the lot <br />meets all City requirements, except there is a problem with respect to <br />adequate space for a driveway along the south side of the house to a proposed <br />accessory garage in the rear yard. There is a 13-foot width for a driveway <br />past the south end of the residence. Such a driveway is required to be five <br />feet from the contiguous property line. Thus, a variance is required for the <br />location of the drive, which the applicant informs us is already in place <br />inasmuch as this lot was previously occupied by a home which burned down <br />some time ago. <br /> <br />Mr. Dahlgren explained the placing of a driveway closer than five feet to a <br />contiguous property line can be handled under a minor variance procedure. <br />In this case, the Commission and Council may wish to consider the driveway <br />location question as a part of the house relocation approval process. <br /> <br />Mr. Dahlgren indicated Ramsey County's Comprehensive Thoroughfare Plan <br />calls for an additional 10 feet of right-of-way on Cleveland Avenue. <br /> <br />Discussion <br /> <br />Mr. Carlsen presented a drawing from Ramsey County showing the existing <br />driveway to be contiguous to the southerly boundary of the property. <br /> <br />Rukavina asked Mr. Carlsen whether he was aware that the City's Comprehensive <br />Plan shows medium-density residential development for the area. <br />
