The building was constructed in three
phases. The middle section was built in 1968, the southerly expansion was
added in 1970, and the northerly portion was added in 1973.

Mr. Dahlgren indicated the current building exceeds the permitted floor area
ratio, with a land coverage of 44%. The ordinance permits a 30% land coverage.
The northerly portions of the parking are also nonconforming in that they are
located 20 feet from the right-of-way, rather than the required 40 feet where
located in front of the building. The parking in front of the northerly ex-
pansion was conforming before the expansion. The site plan shows 146 parking
spaces, while 204 spaces are required by ordinance. Because the building tenant
has only 138 employees, the 146 spaces are sufficient to meet the parking needs.
Mr. Dahlgren indicated the applicant is requesting variances to floor area
ratio, parking setback, and parking requirements.

Discussion

Matson asked the applicant whether there is a problem with employee parking.

Chuck Young, of Cy-Con, Inc., indicated there is not a problem with employee parking.
