Roseville Planning Commission Meeting
-2-

Recommendation

Dressler Moved and Johnson Seconded that the Planning Commission recommend
approval of Marie Woller's request for division of lot at 851 County Road B,
with the following conditions:

1) That an additional 10 feet of right-of-way be dedicated along Victoria
and County Road B.

2) That the lot division take place ln accordance with the survey dated
1/25/84.

Roll Call, Ayes: Berry, Moeller, Dressler, Johnson, Matson, and Wiski.
Nays: None.

Planning File 1485 - Discus of Roseville, Inc. request for rezoning at 2561
Snelling.

Presentation

Mr. Dahlgren indicated questions regarding the traffic problem were the reason
the application was continued from the April 4th meeting.

Dick Wolsfeld of B.R.W. presented a traffic study of the frontage road
intersection and of the proposed restaurant. He indicated the accident
rate at the intersection is 40% below the expected level. The expected
traffic generation by the restaurant would be 600-750 trips on an average
weekday, 1,100 on a Friday, and 1,200 on a Saturday.

Discussion

Matson asked what the State's feelings were concerning the intersection.

Drown indicated the current traffic level does not meet signalization warrants.
The restaurant traffic would make the traffic level close to signal warrants.

Johnson asked whether the State would signalize the intersection if warrants
were met.

Mr. Wolsfeld indicated the State probably would not signalize the intersection
because it is too close to the County Road B-2 interchange, and would cause
a higher accident rate. He indicated the signal at County Road C creates
traffic gaps which make the intersection work.
