<br />Roseville Planning Commission <br />-7- <br /> <br />Planning File 1490 - Marco Construction, Inc. request for variances to front <br />and rear yard setbacks at 219l Snelling. <br /> <br />Presentation <br /> <br />Mr. Dahlgren indicated the applicant proposes to construct a 33,000 sq. ft. <br />retail building on the site. He also explained that the parcel will <br />ultimately be a corner lot because the City proposes to acquire a 60-foot <br />right-of-way centered on the property line between the gas station to the <br />south and the property in question. The City also proposes to acquire a <br />strip of land which connects this parcel to County Road B. This 60 feet <br />of right-of-way will be used to reroute the Snelling Avenue frontage road <br />around the gas station to alleviate traffic congestion west of the inter- <br />section of County Road B and Snelling Avenue. Thus, an important part of <br />this proposal deals with the City's ability to acquire the necessary right- <br />of-way from the property in question. <br /> <br />Mr. Dahlgren indicated the applicant is requesting variances to front and <br />rear yard setbacks. He indicated that since the submission of the variance <br />application, the applicant has agreed to make the rear yard setback 10 feet <br />rather than 5 feet; in response to concerns of Dr. Blomberg, the landowner <br />to the north. <br /> <br />Mr. Brodie, a representative of Marco, Inc., explained the proposed development. <br />He indicated all trash storage would be handled inside the building. He also <br />indicated the exterior building treatment would continue around the entire <br />building. Mr. Brodie also stated snow would not be stockpiled on Mr. <br />Blomberg's property line. <br /> <br />Discussion <br /> <br />Moeller asked whether landscaping in the parking lot was required. <br /> <br />Dahlgren indicated parking lot landscaping is only required in B-l-b and B-4 <br />zones. <br /> <br />Matson asked whether the drainage had been solved. <br /> <br />Drown indicated the drainage question has not been answered. <br /> <br />Recommendation <br /> <br />Matson Moved and Berry Seconded that the Planning Commission recommend approval <br />of Marco Construction, Inc.' s request for variances to allow parking within 5 <br />feet of the southerly property line, to allow the building to within lO feet <br />of the north property line, and to allow parking within 5 feet of the north <br />property line; with the following conditions: <br />
