<br />Planning Commission Minutes <br />-3- <br /> <br />8) The private drive shall be constructed to City standards with concrete <br />curb and gutter, and all drive surfaces shall be curbed and guttered. <br /> <br />9) Exterior building materials shall be subject to City staff review. <br /> <br />Roll Call, Ayes: DeBenedet, Berry, Dressler, Matson, Moeller, and Wiski. <br />Nays: None. <br /> <br />Planning File 1495 - Kelly McGurran request for variance at 2849 Marion. <br /> <br />Presentation <br /> <br />Mr. Dahlgren indicated the applicant proposes to construct an addition to the <br />existing attached garage extending to within 8 feet 3 inches of the south <br />side property line. The ordinance requires a lO-foot setback. Mr. Dahlgren <br />indicated this would normally be a minor variance, but Hr. McGurran was unable <br />to obtain the unanimous consent of the affected neighbors. <br /> <br />Discussion <br /> <br />Wiski asked the applicant what alternatives he had considered for providing <br />additional garage space. <br /> <br />Mr. Mcurran indicated there were three alternatives: <br /> <br />1) Construct a detached garage at the rear of the existing garage. This would <br />require the removal of three trees. It would also require either the use of <br />the existing garage as a tunnel to the detached garage, or a large amount of <br />pavement to get to the rear of the garage. <br /> <br />2) Add onto the rear of the existing garage, making it a tunnel-type double <br />garage. <br /> <br />3) Build an addition that stays within setback requirements. This would not allow <br />a large enough garage (less than 20 feet). <br /> <br />Matson indicated he felt the opposition of the neighbors was cause to deny the <br />request. <br /> <br />Matson moved that the Planning Commission recommend denial of Kelly McGurran's <br />request for variance to side yard setback. <br /> <br />The motion died for lack of a second. <br />
