<br />Planning Commission Minutes <br />-6- <br /> <br />Wiski asked Mr. Howe whether it would be possible to share the Country <br />Kitchen's access. <br /> <br />Mr. Howe indicated he would check, but he felt it was not possible. <br /> <br />Mr. Dahlgren indicated the roadway easement to the west is a private easement <br />and a condition placed on a future PUD could be the vacation of the easement. <br /> <br />Matson indicated the Commission should remember the danger of getting a <br />different proposal after amending the land use plan to high density. <br /> <br />Moeller indicated he shares Matson's concern, but a proposed development <br />would have to come back to the Commission for PUD approval. <br /> <br />Dahlgren indicated cities sometimes place in the record a policy statement <br />regarding the type of development envisioned in an amendment to the land use <br />plan. <br /> <br />Recommendation <br /> <br />Matson moved and Berry seconded that the Planning Commission recommend approval <br />of Shorewood Corporation's request for amendment to the Comprehensive land use <br />plan from medium density residential to high density residential at 2231 Rice, <br />and that included in the recommendation are the two policy statements: <br /> <br />1) The development should have its principle access at Rice Street. <br /> <br />2) The number of units should be limited to 61. <br /> <br />Roll Call, Ayes: DeBenedet, Berry, Dressler, Matson, Moeller, and Wiski. <br />Nays: None. <br /> <br />Planning File 1499 - Timothy Madden request for rezoning from R-I to R-2 at <br />162 Minnesota. <br /> <br />Presentation <br /> <br />Mr. Dahlgren indicated the applicant proposes to convert a single-family split <br />entry home into an up/down duplex. This requires a rezoning from R-l to R-2. <br /> <br />Mr. Toenisketter, attorney for the applicant, indicated the home is too large <br />for single-family rental use (its current use). <br /> <br />David Drown indicated the existing driveway is not paved and that the Commission <br />may want to include the paving as a condition to the approval. <br /> <br />Mr. Toenisketter indicated he could not agree to the condition without consulting <br />with Mr. Madden. <br />
