<br />Planning Commission Minutes <br />-7- <br /> <br />Recommendation <br /> <br />Dressler moved and Berry seconded that the Planning Commission recommend <br />approval of Timothy Madden's request for rezoning from R-l to R-2 at 162 <br />Minnesota, with the condition the existing driveway be brought up to code. <br /> <br />Roll Call, Ayes: DeBenedet, Berry, Dressler, Matson, Moeller, and Wi ski. <br />Nays: None. <br /> <br />Planning File 1500 - Commers/Klodt request for division of lot and variances <br />at 2535 County Road C. <br /> <br />Presentation <br /> <br />Mr. Dahlgren indicated that several years ago the Vertimag building was <br />constructed to the north of the proposed development with a temporary <br />roadway to County Road C. The future access was to be via a cuI-de-sac. <br />The original developers did not complete the cul-de-sac, leaving a <br />potential problem for future development. The proposed development solves <br />the problem by providing for the cul-de-sac. The applicant has petitioned <br />for a public improvement for the cul-de-sac utilities. <br /> <br />Mr. Dahlgren indicated the applicant is requesting two variances. <br /> <br />1) Variance to parking setback on the east (IS feet rather than 20 feet). <br /> <br />2) Front yard setback (on County Road C) 13.5 feet rather than 40 feet. <br /> <br />Mr. Dahlgren indicated the applicant is providing a ponding area to the north <br />which will serve the proposed development as well as the development to the <br />north and future development to the east. This is what is causing the need <br />for the building setback variance on County Road C. <br /> <br />Dahlgren also indicated the 13.5 foot setback was arrived at by lining up the <br />proposed building with existing buildings to the west. <br /> <br />Mr. Klodt indicated they plan to heavily landscape near County Road C. <br /> <br />Matson asked what the exterior materials were. <br /> <br />Mr. Klodt indicated the east and south sides would be brick, and the north and <br />west sides would be decorative painted block. <br /> <br />Matson indicated the City prefers to have the same treatment on all sides of <br />a building. <br />
