<br />Planning Commission Minutes <br />-8- <br /> <br />Recommendation <br /> <br />Matson moved and Berry seconded that the Planning Commission recommend <br />approval of Commers-Klodt request for division of lot and five-foot <br />variance to east side parking setback and 26.5 foot variance to front <br />yard setback at 2535 County Road C, with the following conditions: <br /> <br />I) That a drainage plan with calculations be provided. <br /> <br />2) That poured-in-place concrete curb be installed around the parking lot. <br /> <br />3) That an easement be entered into between Commers-Klodt and the Vcrtimag <br />building for the driveway placement. <br /> <br />4) That a 20-foot drainage easement be granted across the pond to accept <br />offsite runoff. <br /> <br />5) That the proposed new public road be named Patton Road. <br /> <br />6) That an additional 6.5 feet of right-of-way be dedicated along County <br />Road C. <br /> <br />7) That the public cul-de-sac be ordered in. <br /> <br />8) That Commers-Klodt grant the City a temporary construction easement <br />for the emergency water connection for St. Anthony. <br /> <br />9) That landscaping be approved by staff. <br /> <br />10) That the building line up with the buildings to the west. <br /> <br />Roll Call, Ayes: DeBenedet, Berry, Dressler, Matson, Moeller, and Wiski. <br />Nays: None. <br /> <br />Planning File 1501 - New Horizon Day Care request for amendment to the Zoning <br />Code to allow the day care center use in the B-2 zone. <br /> <br />Presentation <br /> <br />Mr. Dahlgren indicated most cities allow day care centers in the R-l district; <br />some cities allow them in commercial districts. He indicated he is concerned <br />about the particular site New Horizon has chosen (corner of Highway 88 and <br />County Road D) because we do not know what type of commercial use will be in <br />the area in the future. <br />
