<br />Planning Commission Minutes <br /> <br />-3- <br /> <br />Presentation <br /> <br />Mr. Dahlgren indicated a similar variance was approved here several <br />years ago, but was not used because of a problem in narrowing an <br />alley easement. <br /> <br />Mr. Dahlgren suggested the development occur in accordance with the <br />site plan. <br /> <br />Mr. Schlenker indicated he wants to build a retaining wall to the <br />north to allow the additional parking needed for his proposed addition. <br /> <br />Recommendation <br /> <br />Matson moved and Moeller seconded that the Planning Commission recommend <br />approval of Rose Carburetor's request for variance to the north side <br />yard setback, at 1695 Fernwood, with the condition that the development <br />occur according to the site plan dated April 25, 1984. <br /> <br />Roll Call, Ayes: Dressler, DeBenedet, Johnson, Matson, Moeller, Berry, <br />and Wiski. Nayes: none. <br /> <br />Planning File 1511 - Goff Construction request for special use permit <br />for P.U.D., preliminary plat, and vacation of <br />right-of-way at 1230 Rose Place. <br /> <br />Presentation <br /> <br />Mr. Dahlgren indicated the applicant proposes to build 23 townhomes on <br />the site. The R-2 density allows 24 units on the site. Mr. Dahlgren <br />indicated the rezoning to R-2 occurred several years ago based on a <br />duplex proposal. Mr. Dahlgren also indicated the applicant proposes a <br />cul-de-sac at the end of Fernwood and a private drive to serve the <br />development. <br /> <br />Discussion <br /> <br />Berry asked whether there might be some non-split entry units included <br />in the project since they are more appropriate for older persons. <br /> <br />Mr. Goff indicated it is difficult to build rambler-type units on a site <br />this size. <br /> <br />The neighbors expressed several concerns: <br /> <br />A. The water quality of the adjacent pond to the west. <br /> <br />B. The deterioration of Fernwood Street and the resulting cost of a <br />street improvement project. <br /> <br />C. Additional traffic on Fernwood and Oak crest. <br />
