<br />Planning Commission Minutes <br /> <br />-2- <br /> <br />Discussion <br /> <br />DeBenedet asked whether the Fire Marshal has ok'd the design of the <br />basement for the proposed use. Mr. Dahlgren indicated the banquet use <br />has been approved by the Fire Marshal in the Past. <br /> <br />Wiski asked about parking impact of the new use. <br /> <br />Mr. Dahlgren indicated parking has been planned to meet the needs of <br />banquets, so it should be adequate. <br /> <br />Dressler asked whether there have been problems with Ole Mexico since they <br />put in a dance floor. <br /> <br />Dahlgren indicated there have been no serious problems due to the dance <br />floor. He explained that there are problems inherent in the Shopping <br />Center being near a residential area. The addition of a dance floor will <br />not add to these problems. <br /> <br />Concerns of neighbp'rs included traffic problems and the handling of the <br />trash bins at the rear of the building. <br /> <br />DeBenedet indicated he has two concerns: <br /> <br />1. Parking - It seems the lot is always full now. <br /> <br />2. It needs more effective screening in the rear of the center for trash <br />bins, etc. <br /> <br />Wiski indicated there is adequate parking in the lot west of Lexington. <br /> <br />Recommendation <br /> <br />Berry moved and DeBenedet seconded that the Planning Commission recommend <br />approval of Chop Stick Inc.'s request for special use permit at 1744 <br />Lexington with the condition that a 6 foot high wood fence be constructed <br />to screen the outside trash facilities at the rear of the building. Roll <br />call, Ayes: Johnson, Dressler, Moeller, Berry, DeBenedet, and Wiski. <br />Nays: none. <br /> <br />Planning File 1524 - Juanita Grayden request for preliminary plat at 2254 <br />Western . <br /> <br />Presentation <br /> <br />Mr. Dahlgren indicated the applicant proposes to divide the existing single <br />family lot to create three single family lots. Dahlgren also indicated <br />there are 3 considerations involved with this application: <br /> <br />1. 10 feet of right-of-way is needed along Capitol View. <br /> <br />2. Sanitary sewer for the northerly lot may be available in the lot to the <br />north. If this is technically feasible, an easement will be needed to <br />run through the adj oining property. <br />
