Nays: Johnson, DeBenedet, <br />and Wiski. <br /> <br />Planning File 1525 - St. Rose of Lima Church request for special use permit <br />for P.U.D. and variance at 1248 Eldridge. <br /> <br />Presentation <br /> <br />Mr. Dahlgren indicated the applicant proposes to convert the existing convent <br />to new uses, including housing for three priests and administrative offices. <br />The applicant also proposes to replace an existing detached double garage <br />with an attached triple garage at the south end of the existing convent. <br />Dahlgren indicated the only concern is that the new uses will require increased <br />parking. The applicant propose 8 new spaces along Hamline. <br /> <br />James Greenstein, a trustee of St. Rose, outlined the proposal and indicated <br />they would like to move the 2 car garage to another location on the site. <br /> <br />Discussion <br /> <br />DeBenedet indicated the application did not include moving the garage to a <br />new location on the site. <br /> <br />Debenedet indicated the 10 foot setback of the new parking is less than the <br />required 15 foot setback. <br /> <br />Dahlgren indicated the parking setback variance can be handled as part of the <br />P.U.D. approval <br /> <br />Wiski asked about screening of the garage from the southerly neighbor. <br /> <br />The applicant's architect indicated redwood fencing or a hedge could be used <br />for screening. <br /> <br />Wiski asked whether the 8 new parking spaces would handle the increased traffic. <br /> <br />The architect indicated the 8 spaces would be adequate for normal daily use. <br />The spaces in the large church/school lot would be used when large meetings <br />were held. <br /> <br />Berry expressed a concern regarding the movement of the garage to another place <br />on the site. <br /> <br />Dahlgren indicated the relocated garage would have an adverse impact on the site. <br />
