<br />Planning Commission Minutes <br /> <br />-5- <br /> <br />Dressler indicated she thinks a 24 foot variance is too large. She feels <br />the garage should not be so close to the residential property. <br /> <br />DeBenedet indicated he was concerned about the setback variance but did <br />not see another reasonable way to obtain 3 covered spaces. <br /> <br />Wiski indicated he was concerned about the piece-meal parking spaces on <br />Hamline and hoped the applicant would search for a better solution so <br />that the green space in the front yard of the convent would not have to <br />be disturbed. <br /> <br />Recommendation <br /> <br />DeBenedet moved and Moeller seconded that the Planning Commission recommend <br />approval of St. Rose of Lima Church's request for Special use permit for <br />P.U.D. and 24 foot variance to side yard setback at 1248 Eldridge with the <br />following conditions: <br /> <br />1) That the applicant submit a landscaping plan for review by the staff <br />and the affected neighbor. <br /> <br />2) That all driveways be a maximum of 22 feet wide in the right-of-way. <br /> <br />3) That 10 feet of right-of-way be dedicated along Hamline. <br /> <br />4) That the same exterior materials be used for the garage as are used in <br />the existing building. <br /> <br />5) That the development be constructed in accordance with plans dated 6/20/84. <br /> <br />Roll call, Ayes: Johnson, Moeller, Berry, DeBenedet, and Wiski. Nays: Dressler. <br /> <br />Planning File 1526 - Shorewood Corporation request for rezoning and special use <br />permit at 2231 Rice. <br /> <br />Presentation <br /> <br />Mr. Dahlgren indicated the applicant proposes to rezone the subject property <br />from R-l and R-6 to R-3A and from R-l to B-1 to allow the construction of <br />a 61 unit apartment building and an office building. <br /> <br />Dave Drown indicated the Engineering staff have several concerns regarding the <br />proposal. They include: <br /> <br />1. The need for the platting of the property because the proposal calls for <br />the creation of 3 new parcels. <br /> <br />2. The relocation of a public sanitary sewer and watermain must be done to <br />City Standards. <br /> <br />3. New utility easements will be needed. Old easements must be vacated. <br />
