Friday's has requested withdrawal of its <br />application for Rezoning and Special Use Permit related to a T.G.I. Friday's <br />Restaurant. <br /> <br />Recommendation <br /> <br />Dressler moved and Moeller seconded that the Planning Commission recommend <br />approval of T.G.I. Friday's request for withdrawal of its application for <br />Rezoning and Special Use Permit at 2655 Snelling Frontage Road East. <br /> <br />Roll Call, Ayes: Matson, Johnson, Moeller, Berry, DeBenedet, Dressler and <br />Wiski. <br />Nays: None <br /> <br />Planning File 1535 - Robert Gavrilescu Request for Variance at 1179 Ruggles. <br /> <br />Presentation <br /> <br />Mr. Dahlgren indicated the applicant is requesting a Variance to Side Yard <br />Setback to allow the construction of an addition to the existing single at- <br />tached garage. Mr. Dahlgren explained the subject property is in as-foot <br />setback area. The applicant proposes a garage extending to within 3.5 feet <br />of the side yard property line. This application was processed through the <br />Minor Variance procedure, but was not unanimously approved by the Minor <br />Variance Board. <br /> <br />Mr. Dahlgren suggested the question to be answered is the reasonableness of <br />a 21-foot wide garage without a Variance versus the proposed 22.5 foot garage. <br />The Variance should be based on a hardship related to the physical dimensions <br />of the property. <br /> <br />Mr. Gavrilescu indicated several other properties in his area have similar <br />Variances for garages within the setback area. He also explained that his <br />occupation requires a full size station wagon. He needs a larger garage to <br />accomodate the station wagon. He also indicated there is no neighborhood <br />opposition to his proposal. <br />
