<br />Planning Commission Minutes <br /> <br />-3- <br /> <br />Discussion <br /> <br />Matson asked where the house to the east is located relative to the proposed <br />garage. <br /> <br />Mr. Gavriiescu indicated there would be 11 feet of open space between the two <br />structures. <br /> <br />DeBenedet asked why the application was not approved at the Minor Variance <br />Board. <br /> <br />Dave Drown indicated he felt a 21-foot garage was sufficient for the applicant's <br />needs and did not pose a hardship. <br /> <br />Gavrilescu indicated Drown had talked of parking two small cars ln a 21-foot <br />garage; however, he has a full-size station wagon. <br /> <br />Matson moved that the Planning Commission recommend approval of Robert Gavrilescu's <br />Request for Variance at 1179 Ruggles. <br /> <br />The motion died for lack of a second. <br /> <br />Matson indicated a Variance for a garage was approved several months ago, de- <br />spite much neighborhood opposition. This proposal has no neighborhood opposition. <br />Matson also suggested the question of hardship is a subjective one. The appli- <br />cant feels that a 21-foot garage is a hardship with a full-size car. <br /> <br />Berry indicated the Variance to which Matson referred was in a 10-foot setback <br />area so that the garage was still 8.5 feet from the property line. <br /> <br />DeBenedet indicated a 3.5-foot setback makes fire access difficult. He also <br />indicated he can park a 3/4 ton pickup and another vehicle in his 22 foot garage. <br /> <br />Moeller indicated he has full-size station wagon and feels a 21-foot garage is <br />workable. <br /> <br />Johnson indicated the neighbor could put up a fence in the future which would <br />cause difficult fire access. <br /> <br />Wiski indicated he does not see a physical hardship. <br /> <br />Recommendation <br /> <br />DeBenedet moved and Berry seconded that the Planning Commission deny Robert <br />Gavrilescu's Request for Variance at 1179 Ruggles on the basis that a 21-foot <br />garage is adequate to meet his needs, and that a reduction in the setback below <br />5 feet would be undesirable from a public safety standpoint. <br /> <br />Roll Call, Ayes: <br />Nays: <br /> <br />Johnson, Moeller, Berry, DeBenedet, Dressler and Wiski. <br />Matson <br />
