<br />Planning Commission Minutt - December 5, 1984 <br />Page 4 <br /> <br />Planning File 1565 - Dillon Inn, Inca request for special use permit, preliminary <br />plat and variance at 2140 County Road Co <br /> <br />Presentation <br /> <br />Howard Dahlgren indicated Dillon Inn, Inc. has requested withdrawal of its <br />application. <br /> <br />Recommendation <br /> <br />Matson moved, DeBenedet seconded that the Planning Commission recommend approval of <br />Dillon Inn, Inco's request for withdrawal of its request for special use permit, <br />preliminary plat and variance at 2140 County Road Co <br /> <br />Roll Call, Ayes: DeBenedet, Dressler, Johnson, Matson, Moeller, Berry and Wiskio <br /> <br />Nays: None 0 <br /> <br />Planning File 1564 - CoRo Hakworthy request for preliminary plat at 171 Center Streeto <br /> <br />Presentation <br /> <br />Mro Dahlgren indicated the applicant proposes to divide the existing two lots to <br />create three single family lots. He indicated the only concern is that the City <br />Engineer wants to be assured the utility lines will be run Ollt to the street <br />connection. Mro Hakworthy explained the proposal, and indicated the development will <br />consist of three single family homes with tuck-under garageso He indicated the <br />developer will attempt to save as many of the large trees as possibleo He indicated <br />each lot is approximately 70 feet wide, and each is over 11,000 feet areao Drown <br />indicated it is the City's policy that the connection of individual services to the <br />City's mains be provided for prior to approval of a final plat. Wiski indicated that <br />even though the proposed development meets codes and seems to have satisfied the <br />former opposition, we seem to have moved backwards on the pIano Whereas the former plan <br />included only one driveway, this plan has three driveso Whereas the former plan atte~ted <br />to retain most of the trees on the lot, this plan will destroy many trees and will <br />require major changes to the existing landscape. The no~therly house on the <br />proposed plan is closer to the northerly neighbor than was the nearest building on <br />the former pIano <br /> <br />Moeller indicated he agreed with Wiski and suggested Wiski's remarks be included in <br />the recommendation to the Councilo <br /> <br />Recommendation <br /> <br />Matson moved, DeBenedet seconded that the Planning Commission recommend approval of <br />C.R. Hakworthy's request for preliminary plat at 171 Center Street, with the <br />condition that the land be platted according to the plan dated 11/12/84, and that <br />the utilities be provided for per subdivision regulationso <br /> <br />Roll Call, Ayes: DeBenedet, Dressler, Johnson, Matson, Moeller and Berry. <br /> <br />Nays: Wiskio <br />
