At the earliest stages of this proposal, both the Planning Comaission and the <br />Council expressed concern regarding the exterior materials to be used. It is <br />important that brick be the exterior material. <br /> <br />Mr. Dahlgren indicated the landscaping plan is well done. <br /> <br />Mr. Dahlberg, architect for the applicant, made a presentation concerning the <br />project. Mr. Dahlberg indicated the rock face concrete block is the appropriate <br />exterior material for this project. He indicated the scale of the block, which is <br />larger than brick, is more appropriate for this development. The rock face block is <br />not sub-standard material; it is the correct material for this project. <br /> <br />Discussion <br /> <br />Berry asked what the plan is for serv~c~ng the shops on the second level of the <br />center. Dahlberg indicated there are entrances via stairs on the rear of the <br />building. <br /> <br />Dressler asked whether the HVAC equipment will be visible from Fairview. Mr. <br />Dahlberg indicated all equipment on the roof of the east wing will be visible and <br />\oli11 have to be screened. <br /> <br />Matson asked how the traffic and lights will be screened from the residents to the <br />north. Dahlberg indicated there will be dense planting of evergreens and a vine- <br />covered cyclone fence. He indicated it will take some time for the evergreens to <br />grow into a dense screen. Dahlberg also indicated the grade at the north has been <br />revised to make it less steep. <br /> <br />Matson asked about the trash enclosures. Dahlberg indicated the trash enclosures <br />will be constructed of the same material as the building. They will be open on top. <br />The trash enclosures will be at the rear of the building. <br /> <br />Johnson indicated she was concerned that trash be collected during reasonable hours. <br /> <br />Berry asked how the northern side of the building would be lighted. Dahlberg <br />indicated there will be down lighting on the wall. <br /> <br />Matson asked what is involved in maintenance of the ponding area. Drown indicated it <br />is essentially a grass-cutting job. <br /> <br />Matson asked whether the pond will handle all of the increased drainage. Drown <br />indicated the pond only handles water from the two new centers, and should work well. <br /> <br />Matson asked whether the right-of-way dedication on Fairview is a problem. Dahlberg <br />indicated it was not. <br />
