-4-

Hrs. Johnson stated this application was turned dO\m six months ago. She wondered
why the Commission was considering it again without some changes. She felt there
should be more specific plans for development of the land to the east.

Bruce Ryden, Fire Marshal, indicated the proposed increased size of the corner does
not meet the state Fire Code requirements for fire vehicle turnarounds, and does not
take into account any vehicles parking on the street. He indicated it would be very
difficult or impossible to get a truck turned around if response was required to
another fire.

Hr. Pope stated he understood if the buildings were sprinklered, that the turnaround
would not be required, and asked why sprinkling would help a fire truck turn around.

Hr. Ryden responded that sprinkling would not necessarily mean the turnaround would
not be required.

Ed Salverda, 646 County Road C, indicated since l>1r. Kehr went around the neighborhood
and obtained signatures the last time, some of the homes have been sold.

Harold Johnson, 693 County Road C, stated he has not heard from I1r. Kehr since the
last application.

I1r. Kehr indicated he has not talked to any of the neighbors since the time of his
last application.

Hr. Salverda indicated the applicant knew what the property was zoned when he bought
it. Why should he get a rezoning.

Steve Ardell, 2555 Aladdin, inquired where the snow storage would occur.

Mr. Pope responded they would use the available open space and transport the
remainder from the site.

Mr. Ardell voiced concerns about the high density of the development.

Harold Johnson felt that parking was going to be a real problem.

fir. Pope indicated all the parking from the development would take place on the
property, and there would be no parking on County Road C. Hr. Kehr cornmented each
unit has two garages and has room for four additional cars in the driveway.

l'-1r. r-loeller stated he remained concerned about the adequacy of the turnaround
provided for fire trucks.

Mr. Dahlgren felt the most important issue was how the property to the east would be
developed.

Mr. l-1atson indicated he favored the project, and had not heard any objection from the
property owners to the east.
