<br />Page 8 <br /> <br />Discussion <br /> <br />Mr. Jim Thompson, 1897 Gluek Lane, indicated he was not opposed to this <br />application. He did voice concern about establishing a precedent for <br />the future. He hoped a minimum lot size to be permitted in the <br />neighborhood could be established. <br /> <br />Mr. Jim House also commented that he had no objection in principle to <br />the proposed division. He agreed that he did not want to set a <br />precedent for more lot divisions in the area. He also was concerned <br />about drainage in the area, and felt it should be closely investigated <br />so that homes are not affected. <br /> <br />Mr. Thompson indicated that the smallest lot created by the Doerr and <br />Farinacci divisions is .85 acres. However, there are other lots in the <br />Gluek Lane area of approximately 1 acre which could be divided. He felt <br />lots of 1/2 acre would be too small and not in keeping with the <br />character of the area. He would like to see a minimum lot size of the <br /> <br />Discussion <br /> <br />Johnson asked if the City could restrict the size of the lot. <br /> <br />Mr. Dahlgren indicated there were two possibilities for dealing with Mr. <br />Thompson's concerns: 1) The property owners in the neighborhood could <br />privately deed restrict their property to a certain lot size. There <br />would be no City involvement, and 2) The property owners could send a <br />petition to the City requesting that a separate zoning district be <br />established for this area restricting lot size to a specific square <br />footage. <br /> <br />Recommendation <br /> <br />Matson moved, Johnson seconded that the Commission recommend approval of <br />Norman Doerr's application for division of lot at 1920 Gluek Lane, with <br />the condition that the staff study the drainage in the area to determine <br />if any easement is required. <br /> <br />Roll Call, Ayes: Matson, Moeller, Berry, DeBenedet, Dressler, <br />Johnson and Wiski. <br /> <br />Nays: None. <br /> <br />Planning File 1580 - Robert Farinacci application for division <br />of lot at 1892 Gluek Lane. <br /> <br />Presentation <br /> <br />Mr. Dahlgren indicated the applicant proposes to divide the existing <br />1.71 acre lot into two lots of .85 acres and .86 acres. <br />
