<br />Ms. Berry asked Mr. Drown if it was reasonable for the Hurias' to plat the <br />area, but let them keep the land use the way it is now. Mr. Drown stated <br />that that was reasonable. DeBenedet asked Mr. Drown if the split lot was <br />approved, would problems exist with respect to the title. Mr. Drown <br />replied that the potential certainly does exist and that the survey doesn't <br />agree with the County Record. <br /> <br />Mr. Matson suggested that Mr. Hurias should go back to the surveyor and <br />subsequently discuss platting with the City. Thus, this item should be <br />carried over to a future meeting. <br /> <br />Mr. Wiski wondered whether the taxes in the area would be less if it was <br />platted. Mr. Drown replied that that was basically unknown and it couldn't <br />be answered at this point in time. <br /> <br />Mr. Wiski stated that the lines in this area must be cleared up and that it <br />would be in the best interests of Hurias to discuss platting with the City. <br /> <br />Mr. Thompson, 2521 Snelling Curve, asked whether the pond would always be <br />there. Mr. Drown replied that the need fo~ the-pond is there, it is simply <br />the size that is unknown right now. <br /> <br />Recommendation <br /> <br />Berry moved, seconded by Dressler to deny the Hurias request for division <br />of lot east of Snelling Avenue service road and encourage the Hurias' to <br />work with the Clty to clarify the lot lines that would eventually <br />facilitate the street, sewer, water, and address the ponding concerns. Mr. <br />DeBenedet stated that he agree with the motion that platting should be done <br />to solve the problem. Mr. Wiski stated that the land use in the area is <br />not an issue. It is a matter of how the lots are laid out and thus the <br />motion is simply to organize the area and preclude future problems. <br /> <br />Roll Call, Ayes: Dressler, Matson, Berry, DeBenedet, and Wiski. <br /> <br />Nays: None <br /> <br />Planning File 1602 - Richard Paulsen requests for rezoning R1 to R2 <br />to construct a duplex. <br /> <br />Presentation <br /> <br />Mr. Dahlgren discussed the request which basically entailed the rezoning <br />from R1 to R2 to allow Mr. Paulsen to construct a duplex south of Transit <br />Avenue opposite Marion Street. Mr. Dahlgren indicated that at one time <br />this property could have automatically .pa <br />qualified as a duplex, in that it was contiguous to commercial <br />property. <br /> <br />Discussion <br /> <br />Irma Ryan, 220 Transit, said that the duplexes in the area looked like low- <br />rent houses. She is also concerned about the location of her house with <br />respect to Mr. Paulsen's proposed duplex and she is concerned about her <br />privacy. <br />
