Roseville Planning Commission Meeting
September 4, 1985

Page 6

Mr. Paul Nearum of 1056 West Roselawn asked if a "Nolans" type grocery store
which was previously denied could go into this area. Mr. Dahlgren replied
yes, but Nolans would not fit in this site without signficant variances.

Mr. Frank Whaley pointed out that this would basically be the only corner business
on Roselawn in the City.

Mr. Al Dunn of Aces 66 clarified who owns the particular parcels in
the area. One resident (unidentified) stated that they wanted a fence on
the eastern part.

Mr. Ed Pollock of 1064 Roselawn stated that he wanted a hedge rather than a
fence.

Mr. Paul Nearum asked why a B-1b zoning would not work. Mr. Dahlgren replied
that the B-2 is more fitting to the neighborhood type busines that is being
envisioned.

Mr. Dick Hawk of 1133 Roselawn stated that he supports the project and believes
the driveways on Lexington and Roselawn are indeed useful.

Mr. Don Wiese representing the apartment owners, simply asked for more
information regarding the project.

Mrs. Nearum asked why not simply limit it to three driveways and Mr. Whaley
subsequently pointed out that he is still opposed to the two driveways on
Roselawn.

Ms. Janet Anderson of 1863 North Oxford asked if the zoning on the properties
could be separated. Mr. Wiski replied that the request before the Planning
Commission was to deal with the total L-shape of the project.

Recommendations

Mr. Matson moved, seconded by Ms. Dressler to amend the comprehensive plan to
reflect the current R-1 site on the parcel as a future business site.

Discussion

None.
