<br />Planning Commission Minutes <br />December 4, 1985 <br /> <br />Page 2 <br /> <br />Discussion <br />Wi ski confirmed that the zoning request was in compliance with <br />the Comprehensive Plan. <br /> <br />Recommendation <br />Matson moved, seconded by DeBenedet, that the Ternes request for <br />rezoning from R-1 to I-1 at 2328 Terminal Road be approved. <br /> <br />Roll Call, Ayes: Berry, Johnson, Dressler, Matson, Mueller, DeBenedet, <br />and Wiski. <br />Nays: None. <br /> <br />Planning File 1634 <br />Woodbridge Properties request for amendment to the Comprehensive <br />Plan, rezoning from 1-1, R-1, R-2, and B-3 to B-4, and approval of <br />Special Use Permit for P.U.D. and office/service structure. <br /> <br />Presentation <br />Mr. Dahlgren discussed the current zoning and the surrounding <br />land uses in the area. Mr. Dahlgren also pointed out that the <br />Comprehensive Plan initially assumed medium density housing <br />development in the area. However, as a result of major land <br />value changes, commercial use of this property is much more <br />reasonable and desirable. <br /> <br />Mr. Dahlgren also stated he encouraged the developers to approach <br />this project in a comprehensive nature, and not in a piecemeal <br />approach. <br /> <br />Mr. Dahlgren also summarized the respective requests for the <br />Planning Commission members. <br /> <br />Mr. Wier, the developer, discussed the work that he had done with <br />the staff, and the neighborhood meetings that his firm had <br />conducted. Mr. Wier also discussed his concept with respect to <br />how he hopes his development will become an architectural landmark <br />for the City. <br /> <br />Mr. Wier proceeded to introduce his development team, which <br />included Bassett, Nesset, and Benshoot. <br /> <br />Bassett, the architect, proceeded to discuss the architectural <br />features of the project. Mr. Bassett showed the site plan, and <br />how the concept of the internal spine system worked. He also <br />discussed the landscaping and the number of trees that they hoped <br />to save. <br /> <br />Nesset pointed out the forty foot buffer which had been created to <br />protect the residents to the east. That buffer creates a 300 <br />foot distance from the respective homes to the closest office on <br />the site. <br />
