<br />Planning Commission Minutes <br />December 4, 1985 <br /> <br />Page 8 <br /> <br />Modjeski also pointed out that there were some non-residential <br />businesses illegally occurring in the area. <br /> <br />Mr. McKee pointed out that his son's offer has not yet been met, <br />and that his son, who is one of the holdouts, deserves <br />more money. <br /> <br />Fisher pointed out that the development team has been working <br />with respect to storm sewer runoff with the staff, and has <br />submitted a concept plan. <br /> <br />Recommendation <br />Matson stated that the development would be a major opportunity <br />to enhance the City, and great care has been taken to work with <br />the neighborhood. Matson then moved approval of the amendment to <br />the comprehensive plan to modify the area from low density and <br />medium density residential to business. Johnson seconded the <br />motion. <br /> <br />Discussion <br />Dressler stated that she was worried about the fact that people <br />would have to move out of the area, but this appeared to be the <br />only viable alternative. <br /> <br />Demos stated that Mr. Modjeski should be complimented for <br />actually pointing out that non-residential uses were occurring in <br />the area. <br /> <br />Wiski stated that he was concerned about the rezoning, but a <br />modified landscaping plan would appropriately protect the <br />residents on the east. He also stated this is a very important <br />"gateway" type of project for the City. <br /> <br />Johnson stated fourteen years ago she was concerned about truck <br />terminals, and that she thought this was a good project. She <br />stated she liked to see the industry zones converting into business <br />type zones. <br /> <br />Roll Call, Ayes: Berry, Johnson, Dressler, Matson, Mueller, <br />DeBenedet, and Wiski. <br />Nays: None. <br /> <br />Recommendation <br />Matson moved to rezone the parcel from 1-1, R-1, R-2, and B-3, to <br />B-4, and said rezoning should be contingent upon acquisition by <br />the developer or the City. DeBenedet seconded the motion. <br /> <br />Roll Call, Ayes: Berry, Johnson, Dressler, Matson, Miller, and <br />DeBenedet and Wiski. <br />Nays: None. <br />
