<br />Roseville Planning Commission Minutes <br />March 5, 1986 <br /> <br />Page 4 <br /> <br />Planning File 1631 <br />Jeff Nielsen request for amendment to Special Use Permit for <br />revised P.U.D. and site plan approval at 2201 County Road C. <br /> <br />Presentation <br />Dahlgren showed the location of the project, and discussed the <br />previously approved plan. Mr. Dahlgren pointed out the fact that <br />the developer has increased the intensity of the project in the <br />range of 50,000 square feet. Dahlgren stated that he was <br />confident that the parking would work, and that it was in the <br />range of 3.5 spaces per thousand square feet. He reiterated the <br />motion was approving the amended P.U.D. and a reduction in the <br />parking required. <br /> <br />Honchell clarified the point that there is actually a net gain in <br />parking. The reduction only relates to the ratio. <br /> <br />Tim Nelson, representing Nielsen Development, commented on the <br />fact that as Mr. Honchell stated, there were sixty-nine new <br />parking stalls picked up as the development was modified. He <br />pointed out that one of the New Brighton developers has <br />ascertained that 2.6 stalls per one thousand square feet is <br />workable. <br /> <br />Demos stated that she liked the paving between buildings, but was <br />concerned about the maintenance as it relates to snow, and that <br />perhaps heating elements should be considered. Nelson stated <br />that he was aware of the problem, and he would work to address <br />it. <br /> <br />Johnson asked what would happen if the parking does not work as <br />anticipated. Nelson replied that the hotel is also looking at <br />utilization of shared parking. This actually places the parking <br />ratio at 4.1 per thousand square feet. Dahlgren also pointed out <br />that if the project was extremely successful, a ramp would possibly <br />have to be built. <br /> <br />Demos asked whether the hotel would have a restaurant or any <br />meeting rooms. Nelson replied that a breakfast-type facility <br />would be available, but only small meeting rooms. <br /> <br />Wiski asked whether any additional conditions were needed. <br />Honchell replied that a ten foot easement on Long Lake Road would <br />be required. <br /> <br />DeBenedet inquired as to the status of the pond relocation. <br />Honchell replied that the conceptual agreement has been approved. <br />
