<br />Roseville Planning Commission Minutes <br />March 5, 1986 <br /> <br />Page 5 <br /> <br />Recommendation <br />Berry moved, Johnson seconded, approval of the Special Use Permit <br />for revised P.U.D. and site plan approval with the following <br />condition: <br /> <br />1. That the conditions of the City's November 21, 1985 letter <br />still apply with the modification of Item 6. Item 6 will <br />reference the March 5, 1986 plans that reflect the ten foot <br />easement on Long Lake Road. <br /> <br />Discussion <br />Wiski pointed out that it appears the parking will work, as the <br />hotel space is not included in the total. The shared space will <br />assist the overall parking situation. <br /> <br />Roll Call, Ayes: Dressler, Goedeke, Johnson, Berry, DeBenedet, <br />and Wiski. <br />Nays: None. <br /> <br />Planning File 1647 <br />Fairview Development Company request for preliminary plat and <br />variances at 1985 W County Road C-2. <br /> <br />Presentation <br />Mr. Dahlgren showed the location and the site plan relating to <br />the proposal. He pointed out that Fairview Development Company <br />wants to turn Lot 1 into a buildable lot, while dedicating Lot 3 <br />to the City. Mr. Dahlgren said that two variances were required, <br />and that: <br /> <br />A. No frontage road on a public street is present and, <br />B. There is no parking setback on the southern side of the <br />parcel. <br /> <br />Dahlgren also discussed the concern relating to a major pile of <br />dirt on the eastern part of the property, and additional concerns <br />relating to screening from the park area. <br /> <br />Scott Roberts, representing the developer, stated that he did not <br />have additional comments, but would respond to questions. <br /> <br />DeBenedet asked what would be done with the dirt on Lot 3. <br />Roberts replied that the grading and landscape plan has not been <br />completed as of yet, but that the dirt pile would be properly <br />addressed. <br /> <br />DeBenedet asked for a description of which land is City owned. <br />Dahlgren proceeded to provide such an explanation as he outlined <br />it on the map. <br /> <br />Wiski asked for clarification in terms of the access to the area. <br />Dahlgren outlined the access in the area, and also discussed the <br />fire easements. Honchell confirmed that all the fire easements <br />were in place. <br />
