Roseville Planning Commission Minutes
March 5, 1986

Page 7

Dean Maschka, 1695 Millwood, asked how the drainage would be
handled. Honchell pointed out that the building to the south has
appropriate site drainage.

Sue Kachelmeyer, 2994 Mildred, stated that the color of the
building was of concern to her. Also she was concerned about
lighting and the semi traffic on the east side of the property.

Wiski asked whether the building, in effect, could be flip-
flopped, thus moving the doors on the west. Roberts stated that
he would be amenable to looking at that if it works. Dahlgren re-
emphasized that the doors should be put on the west, which would
probably be much more workable. Berry pointed out that the doors
on the west could help contain the debris.

Jim Mammen asked if rooftop units would be present, and also
inquired as to what would happen with respect to potential
hazardous materials being used within the warehouses. He pointed
out that a burnt rubber smell is often detectible. Roberts
stated he had no rooftop units planned, unless requested by a
tenant, and could not respond as to the burnt rubber smell.

Demos pointed out that to the west, trucks are being retrofitted,
and that she has a number of concerns about what actually is
occurring in a number of those areas. Johnson pointed out that
the smell could be from Keystone, and that Keystone is a rechroming
operation.

Wiski informed Mr. Mammen that the Planning Commission involvement
relates to uses and conditions. The hazardous waste is essentially
covered by the health codes or various hazardous waste regulations.
Those particular regulations are enforced by the Sanitarian and
Pollution Control Agency. Dahlgren pointed out that there are
plenty of laws to deal with hazardous waste violation; however,
the problem has to be detected first.

Sue Kachelmeyer stated that she had some concerns about outside
speakers, and asked whether those could be removed. Demos
pointed out that the speaker noise was coming from the adjacent
trucking operation, not the existing warehouses.

Motion
DeBenedet moved, Berry seconded, approval of the Fairview
Development Company request for preliminary plat and variances at
1985 W County Road C-2, with the following conditions.

1. That pursuant to the two 1986 modified plans, that the ease-
ment for egress and ingress be extended at least twenty feet
north of the southern line of Lot 2.
