Essentially, the developers are providing the
same density, but reducing the footprint to more effectively meet
the needs of the Senior Citizens. In addition, the setbacks are
significantly increased from the initial proposal.

Bruce Goldstein, the developer, and Milo Thompson, the architect,
showed the drawings that depicted the major modifications
relating to the P.U.D. Goldstein emphasized the building is
proposed as masonry construction as opposed to stick built.

Milo Thompson again proceeded to outline the old project, and
compared the old and new setbacks. Thompson pointed out that the
development, although six stories high, actually ends up only
twelve feet higher than the previously approved heights. Mr.
Thompson also went over the utility, grading, and landscape plans.

Ella Hansen, from Ebenezer, also went over the need for the
reduced footprint to enhance the development for Senior Citizens.

DeBenedet asked whether the building was going to be sprinklered.
Goldstein replied that yes, it would. DeBenedet also asked how
it is going to be integrated with the Forum Apartments. Thompson
replied that significant changes would take place in the Forum,
and proceeded to show the Planning Commission pictures how this
integration would occur.
