<br />Roseville Planning Commission Minutes <br />May 7, 1986 <br /> <br />Page 9 <br /> <br />Planning File 1655 <br />Don Poupard request for Special Use Permit and variance at 1329 <br />Larpenteur Avenue W. <br /> <br />Presentation <br />Mr. Dahlgren discussed the proposed site plan, the required <br />setbacks, and the fact that a rear yard variance for ten feet is <br />required. Loren Devine, representing Construction 70, stated that <br />he agreed with Howard's approach, and has no problems with the <br />conditions. <br /> <br />Berry asked what kind of repair would occur on the site. Devine <br />replied engine tune-ups and tire replacement. Wiski asked about <br />the extent of overnight parking. Devine stated there should be <br />no more than twelve cars overnight. DeBenedet asked whether <br />another user that bought the site could end up doing body work. <br />Dahlgren replied that a Special Use Permit can be limited. <br /> <br />DeBenedet moved, Maschka seconded, approval of the Don Poupard <br />request for Special Use Permit and variance at 1329 Larpenteur <br />Avenue West with the following conditions: <br /> <br />1. Dedication of ten feet of right-of-way on Hamline Avenue. <br /> <br />2. Construction of two catch basins within the parking lot, as <br />per Engineering staff recommendations. <br /> <br />3. Construction of sidewalks on Hamline and Larpenteur Avenues. <br /> <br />4. Parking and driveway areas to be curbed as required. <br /> <br />5. Finished masonry materials to be on all sides of the <br />structure. <br /> <br />6. Final engineering and landscape plans subject to final staff <br />review. <br /> <br />7. Special permit limited to operation relating to tires, tuning, <br />and minor repair work. <br /> <br />Roll Call, Ayes: Berry, Moeller, DeBenedet, Maschka, Johnson, <br />Goedeke, and Wiski. <br />Nays: None. <br /> <br />Planning File 1661 <br />Fred Strom request for division of lot at 2227 St. Stephen Street. <br /> <br />Presentation <br />Dahlgren discussed Mr. Strom's proposal, and pointed out that a <br />number of lots have already been divided in the area, and this <br />proposal is in line with what has happened in the past. <br /> <br />Recommendation <br />Berry moved, Johnson seconded, that the Fred Strom request for <br />division of lot at 2227 St. Stephen Street be approved. <br />
