Roseville Planning Commission Minutes
July 2, 1986

Page 7

Roll Call, Ayes:
Nays:

Berry, Johnson, Maschka, and Wiski.
Moeller.

Planning File 1677
Pope/Brutger request for revised P.U.D. at 2550 Victoria.

Discussion
Dahlgren discussed location of the project, and pointed out the
major changes in the plan, many of which he felt made a much more
positive development.

Mr. Pope explained why FML was unable to complete the project.
He also stated there is a lien on the property based on FML's
lack of effort, that will have to be rectified. Pope also pointed
out how the FML project required significant blacktopping and
allowed vehicles basically allover the site. Pope discussed the
fact that the vehicles are now being kept away from the residents
and isolated to the western part of the parcel.

Pope stated that they are requesting fifty-eight units, but
actually fewer bedrooms than proposed under the FML development.
Mr. Pope discussed the setbacks which are farther back than the
FML proposal, and proceeded to discuss each element of the plan.

Steve Wilson, from Brutger, explained the Brutger background in
terms of successful development, and also stated he believed FML
negatively impacted the site too much and, therefore, Brutger was
not able to use the FML plan.

Maschka asked what the rental ranges were. Wilson replied $530 -
one bedroom, $630 - two bedrooms, and $680 - three bedrooms.

Berry asked how handicapped access would be addressed.
stated there will be three handicapped units available,
elevator is used on the site.

Wilson
and an

Johnson asked whether only adults would be allowed in the
development. Wilson stated that Brutger does not limit itself to
any market groups, but they will isolate families to one wing
when appropriate.

Moeller asked about the mechanical systems, and the exhaust
areas. Wilson replied that the mechnical systems would be on the
roof, and everything would be oriented to the north, away from
the residents.

Berry stated that it would be appropriate to have a play area for
children in the development. Pope replied that the northwest
area of the development could work in that respect.

Moeller
site.
area.

asked how the trash was going to be collected on the
Pope replied that it would be collected in the basement
