Roseville Planning Commission Minutes
August 6, 1986

Page 6

4. The sidewalks be constructed on C as required.
5. The right-of-way on County Road C be dedicated (2-1/2 feet).
6. The lighting plan be approved by staff.
7. The rooftop systems be appropriately screened.
8. The warehouse be constructed of all brick.

Roll Call, Ayes:
Nays:

Goedeke, Berry, DeBenedet, and Wiski.
Mashcka and Johnson.

Planning File 1678
Frieda Schulze request for division of lot at 3010 Cleveland
Avenue.

Presentation
Mr. Dahlgren showed where the general area was, and the fact that
the City has purchased this parcel; thus, the Planning Commission
is simply legalizing the purchase through the split of the lot.

Mr. Laskow asked how long is the City going to own the land, and
how is it going to be developed. Dahlgren replied that hearings,
more than likely, would be conducted with the neighborhood to
gather the appropriate input once the development was planned.

Demos explained how the land was originally purchased, which was
done through Lincoln funds.

Mike Browlitz asked whether tax increment money could be used for
the park based on the new development. Waldron replied that tax
increment funds could not legally be used for park development
purposes, as the statutes are clear with respect to how tax
increment funds must be utilized.

Browlitz again asked how the Frieda Schulze property was
currently zoned. Dahlgren replied that it was single family.
Browlitz asked whether it could be eventually zoned industrial.
Dahlgren replied that the Comprehensive Plan reflects medium
residential density in the area.

Richard Gall, 1990 Brenner, asked how does one define medium
density. Dahlgren replied that a townhouse type of development
would be a medium residential development.

Johnson moved, Maschka seconded, that the Frieda Schulze request
for division of lot at 3010 Cleveland Avenue be approved.

Roll Call, Ayes: Goedeke, Berry, DeBenedet, Wiski, Mashcka, and
Johnson.
Nays: None.
