<br />Roseville Planning Commission Minutes <br />August 6, 1986 <br /> <br />Page 7 <br /> <br />Planning File 1682 <br />J. R. Johnson request for Special Use Permit at 2582 Long Lake <br />Road. <br /> <br />Presentation <br />Dahlgren discussed the location of the development, and pointed <br />out that at one time it was a concrete plant. Mr. Dahlgren <br />proceeded to discuss the modifications, and stated this would be <br />a positive development in the area in that the older areas would <br />utilize building materials to match the new construction. Thus, <br />the whole area should be improved significantly. <br /> <br />Mr. Johnson <br />years. The <br />expansion. <br /> <br />stated that he had been in Roseville for fourteen <br />business is going well, and thus he is looking at <br /> <br />Gordon Osburger, the KKE architect, reviewed all elements of the <br />site plan with the Planning Commission. <br /> <br />DeBenedet asked how the City could be assured that Phase 2 would <br />be built. Dahlgren replied that you cannot force somebody to <br />build various phases. Johnson stated he did not have a set time <br />for Phase 2. <br /> <br />Wi ski asked how soon the exterior modifications would take place. <br />Johnson replied that it would have to happen in the first phase. <br />The building had not been painted for five to seven years. <br /> <br />Maschka asked as <br />involved. Janisch <br />in the area. <br /> <br />to whether any drainage problems would be <br />replied it appeared the drainage is workable <br /> <br />Goedeke moved, Maschka seconded, to recommend approval of the the <br />J. R. Johnson request for Special Use Permit at 2582 Long Lake <br />Road as per plans submitted July 2, 1986, with the following <br />conditions: That the engineering and landscape plans be approved <br />by staff, and that ground cover on the second and third phases be <br />required. <br /> <br />Roll Call, Ayes: Goedeke, Berry, DeBenedet, Wiski, Mashcka, and <br />Johnson. <br />Nays: None. <br /> <br />Planning File 1683 <br />Robert Lewis request for lot split at 2176 West Highway 36. <br /> <br />Presentation <br />Mr. Dahlgren showed the location and the potential lot that would <br />be created as a result of the split. <br /> <br />David Janisch discussed the situation relating to a water main <br />that will require modification. He also pointed out that an 80 <br />foot frontage may be more appropriate than a 32 foot frontage for <br />sanitary sewer purposes. <br />
