<br />Roseville Planning Commission Minutes <br />December 3, 1986 <br /> <br />Page 2 <br /> <br />Ms. Willmus, 585 County Road B-2, stated her concerns in opposing <br />the feasbility of the lots. <br /> <br />Mr. Backlund at 2438 Dale Street stated he was concerned he did <br />not receive a notice of the meeting--that only two adjacent <br />property owners received them. Waldron proceeded to discuss the <br />process that is utilized for notifying property owners and that <br />the notices were mailed to all property owners depicted on the <br />abstract. Waldron also stated that the City is required to make <br />good faith efforts to notify property owners; however, if for <br />some reason the notices are not received, it does not stop the <br />process. <br /> <br />Terry Thompson, 2446 Dale, asked whether the platted lots would <br />still be single family. Michels replied yes. <br /> <br />DeBenedet moved, Goedeke seconded, approval of the Michels' <br />request for preliminary plat at 2424 North Dale Street with the <br />condition that the proposed street be approved. <br /> <br />Discussion <br />Berry stated her concern regarding the problems with the post <br />office and the incompleteness of the property owner abstracts as <br />compiled by numerous title companies. <br /> <br />Roll Call, Ayes: <br />Nays: <br /> <br />Berry, DeBenedet, Goedeke, Johnson, and Moeller. <br />None. <br /> <br />Planning File 1715 <br />Commers-Klodt request for variance at 2640 - 2690 Patton Road. <br /> <br />Presentation <br />Mr. Dahlgren discussed the proposed site and showed how a common <br />driveway would be utilized between the north and south lots. <br />Based on this use of the common driveway, the variance is for <br />five feet. <br /> <br />Mr. Klodt was not present at the meeting. However, the Planning <br />Commission had made the variance a condition of the approval of <br />the final plat. <br /> <br />Berry moved, Johnson seconded, that the Commers-Klodt request for <br />variance at 2640 - 2690 Patton Road be approved with the <br />condition that the joint easements be prepared and recorded <br />providing joint access. <br /> <br />Roll Call, Ayes: <br />Nays: <br />Abstain: <br /> <br />Berry, Goedeke, Johnson, and Moeller. <br />None. <br />DeBenedet. <br /> <br />Planning File 1716 <br />Con-Spec Corporation request for rezoning, Special Use Permit, <br />and variance to zoning ordinance at 1711 Center Street. <br />
