Dahlgren replied that per each
structure, only one pylon sign is allowed.

Goedeke asked what if this sign wasn't large enough,
request a larger one. That the sign be set back 30 feet, and that the sign use must be
the one identified as D96-60 in the plans.

DeBenedet asked whether other signs could be added to exceed the
total. Dahlgren replied that the signage could not exceed the total
amount allowed in the area.

Roll Call, Ayes: DeBenedet, Stokes, Maschka, Goedeke, Moeller, Berry,
and Johnson.
Nays: None.

Planning File 1721
LeRoy Peickert request for division of lot and variance at 845 Bren-
ner Avenue.

Presentation
Mr. Dahlgren discussed the site and showed how the lots were being
divided, which does meet the minimum lot size. The old lot line
setback for side yard in the area was five feet; therefore, a new lot
would require a ten foot variance. The applicant is asking for a
five foot variance versus the required ten feet.

Berry asked whether the new home would be ten feet from the side
yard. Dahlgren replied, yes it would have to be constructed in that
manner. Janisch pointed out that the lot split will create an addi-
tional ten assessable feet.

Maschka moved, Berry seconded, that the LeRoy Peickert request for
division of lot and variance at 845 Brenner Avenue be approved with
the condition that the assessment be paid.

Roll Call, Ayes: DeBenedet, Stokes, Maschka, Goedeke, Moeller, Berry,
and Johnson.
Nays: None.

Planning File 1722
Robert D. Linell request for division of lot at 1835 North Chats-
worth.

Presentation
Dahlgren showed the location, and pointed out
basically reestablishing a pre-existing lot.
lot does coincide with other lots in the area.

that this proposal is
The seventy-one foot
