Roseville Planning Commission Minutes
February 4, 1987

Page 5

Stokes asked whether the City could require that this meet handicap
requirements. Dahlgren replied yes, but it is best to see how the
State regulations control this parcel.

DeBenedet asked whether Golden Age owned the house on the corner.
Dahlgren replied that they did.

Greg Moeller, 1400 County Road B, wanted to know where the parking
was going to occur, because it seemed that there wasn't much room on
the site. The Golden Age representative replied that there wouldn't
be any truck traffic to bring the food in, and that the van would not
park in this lot, it would go back to the Golden Age parking lot.
Thus, the total number of cars that would be on the site would be
two.

Moeller also asked if there were any plans for house on the corner.
The Golden Age representative replied there were not.

Jerome Tuckner, 1397
homes on Sandhurst.
they own three homes
one.

Sandhurst, wanted to know if Good Neighbor owns
The Good Neighbor representative replied that
in the area, and are currently negotiating on

Herb Kriegler, 1386 West County Road B, wanted to know what the
zoning would change to in this area. Dahlgren replied that it would
remain R-1. Mr. Kriegler also stated that he would prefer to see
parking extensively limited on the site.

LeRoy Peickert, 845 Brenner, stated it would be his opinion that the
applicant will just attempt to push into other homes.

Ken Leguil, 1383 West County Road B, wanted to know what the plans
were for a sidewalk in the area. Janisch stated the City would want
an easement for a pathway.

Mrs. Yilek, 1930 West County Road B, stated it was her opinion that
the house wasn't big enough.

Jerome Tuckner addressed the Planning Commission as a spokesperson
for the Sandhurst residents and County Road B. He stated it was
their opinion that a Comprehensive Plan should be developed by Golden
Age for the whole area so they don't open the door for various uses
before a plan is developed. Johnson reiterated that the item under
consideration is not a rezoning.

Dahlgren replied that the City's Comprehensive Plan designates this
area as a single family home area. It was his opinion it would be
unrealistic for Golden Age to come up with a whole plan for the area
simply because they now own three homes. It was also his impression
that the economics are not in this area yet for a major redevelop-
ment project. The Golden Age staff replied that they have no plans
for additional development in the area as of yet.
